An overview of what is included in the Property Report

The PropIQ property report is an in-depth report that includes key property information, including:

  • Property information such as the official description of the property
  • Valuation of the property (where available)
  • Municipal valuation (where available)
  • Owner information
  • Comparable sales (last fifteen transfers that took place in the vicinity of the property)
  • Closest amenities
  • Transfer history
  • Historical transactions relating to the property
  • Suburb trends of the last 6 years showing price and number of sales

The process of purchasing your report is simple. It can be done in three easy steps:

  1. Identify the property
  2. Confirm your selection
  3. Pay for and view your report

Identify the Property

PropIQ offers two ways to identify a property.

The most common way is by street address, which can be done from the home page. If this doesn’t return the desired result, use the Advanced Search option to search by the official property description.

Searching by Street Address: Enter the address in free format in the Address field on the home page. You can improve your search result by including the suburb, e.g. 40 Ring Drive Three Rivers.

Advanced Searching: Select the Find a Property menu link followed by the Advanced Search option.

Property List

The property list will show the top fifty results that match your input criteria. Selecting an item from the list will be the last step in identifying the property. Make your selection by clicking on the item in the list. This action will take you to the confirmation page.

Confirm Selection

The confirmation page will display the description and owner of the property you selected as well as a list of information that should be included in the report.

Click on Proceed to Payment to advance to the payment page.

Pay for your Report

On the payment page you will be required to provide us with contact and payment details.

The name and email address provided will be used to send you a copy of the report. PropIQ’s secure online credit card payment facility will process the credit card details provided.

Important: For security reasons, PropIQ does not store credit card information.

View your Report

Once the payment is processed successfully, the report will be displayed on the website. A copy of the report together with your invoice will be sent to you at the email address you specified on the confirmation page.

Property Information

This section of the report contains important information about the property as it is registered at the Deeds Office. The information includes:

  • Erf/Sectional unit/Farm/Agricultural holding official description
  • Property size
  • Municipality

It is important to identify the official description of a property, as legal references to property are generally made using the property’s official description and not the street address.

Property and Municipal Valuation

PropIQ's property valuations are determined using a computer generated, statistical model which takes into account a variety of different factors such as recent sales in the area, the total size of the property, and nearby house prices. You can find out how our valuation works.

The report also contains municipal valuation details provided by the relevant municipality and represents the market value assessed for rates purposes as at the date of valuation.

Property and municipal valuation information will be included in the report when available.

Sales Information

The sales information section will include detailed information about properties recently transferred and properties pending registration.

Information includes:

  • Property description
  • Property size
  • Price

Sales information will be included when available.

Owner Information

This section includes information about the registered owners of the property. In cases where the property is owned by a company, we'll show you the details of the company. Owner information includes:

  • Owner's full name
  • Partial identity number or company registration number
  • Percentage share of the property owned by each owner
  • The title deeds reference number

Bonds and Other Endorsements

The PropIQ report shows all bonds taken out by the owner on the property, as well as the value of the bond and the institution listed as the bond holder.

This section will also contain information about any interdicts on a property. Interdicts are typically used to block the sale of a house when the owner is unable to meet loan repayments.

Transfer and Property History

PropIQ maintains a record of all of the previous transactions involving a specific property. Our report shows a list of previous owners, when they bought and sold the property, for what price, and any bond information associated with transfer.

The transfer history includes information about the last 3 transfers that took place against the property.

Map Overview

Using satellite imagery provided by Google Maps, your report will include a birds-eye view of the specific property, allowing you to get a good idea of the extent of the property in relation to the area surrounding it.

Amenities

The list of amenities includes places of interest and convenience closest to the property.

Amenities will be included when available.

Suburb Trends

This section of the PropIQ report provides up-to-date suburb trends, showing a yearly break-down of average house prices and number of sales in a suburb.

What is the PropIQ Property Valuation?

The PropIQ Property Valuation is an estimated market value of a property, determined using a sophisticated statistical calculation. It is not an appraisal but rather a starting point in determining the value of a property.

Using information from various sources including the Deeds Office and Surveyor General, we are able to analyse recent sales in the nearby area, property specific details, and price trends, in order to determine an estimated property valuation.

How accurate is the PropIQ Property Valuation?

The valuation is arrived at using a sophisticated statistical calculation of values from various sources including the Surveyor General Office, Deeds Office (transfers in the area), banks and estate agents. It is a GUIDE and should be used with other available information. It can never be as accurate as a valuation by a professional valuer or even an experienced estate agent with knowledge of the area. It is important to note that any improvement or deterioration of the property after it was transferred is not considered.

How do we actually work out the Property Valuation (the technical bit)?

Using an Automated Valuations Model (AVM), PropIQ relies on a combination of two different approaches to determine the value of a property.

  • Repeat Sales Analysis - By examining the change in price for a group of properties in a specific area, over a particular period, we are able to determine the level of appreciation (or depreciation) for repeat sales.
  • Comparable Sales Approach - By analysing recently sold, neighbouring properties of a similar type, our algorithm can establish the average value per square meter, which can in turn be applied to a specific property.

No problem. Use our Find It For You form to tell us about it and we will try and find it for you. In order for us to locate the property, we’ll need some information from you. This can include street address information, a property description or owner information. The more information you provide the easier it will be for us to find it.

Have you tried the Advanced Search option?

Have you tried searching for the property using the Advanced Search option? The Advanced Search can be located on the Find a Property page which is accessible from the PropIQ site menu.

Here you will be able to search using a combination of street and official property description information.

What is an Official Property Description?

The official description is the way the Deeds Office describes the property. The official description can be categorised as an erf, sectional scheme, farm or agricultural holding. It is the description used when a property is registered and it uniquely identifies a property within a Deeds Office.

As an owner of a property, you should have a copy of the Title Deed. The official description can be found in the Title Deed.

What if I don't have a Credit Card?

Don’t have a credit card? No problem, PropIQ accepts EFT payments.

We do recommend that you follow the following process when purchasing a report using EFT as your payment method.

  1. Send information about the property you want a property report on to support@propiq.co.za.
  2. PropIQ will confirm if a property report is available for the property you specified as well as the price. PropIQ bank details and a reference will be provided which should be entered in the reference field when you make the EFT payment.
  3. Very important: You need to forward PropIQ the proof of payment document generated by the bank, not a screenshot of the payment confirmation page. Proof of payment should be emailed to support@propiq.co.za.
  4. Once proof of payment is received, PropIQ will forward you a copy of the report in PDF format.
